Which is what makes 24121 Village 24 unusual. It is a free-standing home. No common walls, on any side.
According to the original build records, only thirteen Monterey models were ever constructed this way in Leisure Village. Out of roughly 2,100 homes. They come up for sale rarely enough that most buyers touring the community have never stood inside one.

Why Free-Standing Matters More Than It Sounds
On paper, "no shared walls" reads like a minor spec. In practice it is the thing buyers who have it will not give up.
It means no neighbor noise transmitted through a party wall. It means light from more directions, which is why the living area here feels brighter than the square footage suggests. It means you can run a vacuum at nine at night, or have grandchildren over, without doing the mental arithmetic about who is on the other side.
It also means something practical that people tend to discover later: exterior work on your home is about your home. No coordinating with an attached neighbor, no shared roof questions.
For buyers coming out of a detached single family house — which is most people moving into Leisure Village — this is the model that asks you to give up the least.
Walking Through the Home
The Monterey is a single story, 1,183 square feet, two bedrooms and two full bathrooms, with all bedrooms down and no stairs anywhere.
The condition. The home has just been through fresh paint and new flooring throughout. That is the work that makes a home showable, and it is done. What has not been done is the kitchen and the bathrooms — those are original in character and waiting for someone with a plan.
We want to be straight about that, because it is the whole story of this listing. This is not a finished home. It is a clean, updated shell in a rare configuration at the low end of the Leisure Village price range. Whether that reads as a drawback or an opportunity depends entirely on which kind of buyer you are.
The living area. Bright, open, and genuinely a blank canvas. New floors and neutral paint mean you are not paying to undo anyone else's taste.
The enclosed patio room. This is the bonus space and it is better than it sounds. Enclosed and finished, it works as a sunroom, a reading room, a plant room, an office — extra usable square footage that most homes at this price point in the community do not have.
The bedrooms and baths. Two of each, laid out simply. Functional now, and straightforward to update when you are ready.
Garage and laundry. One-car garage with the laundry hookups inside it. Worth knowing up front — if indoor laundry is a requirement for you, this floor plan does not have it.
Systems. Central heat and central air throughout.
The Numbers
24121 Village 24 is offered at $519,900, with an HOA of $760 per month.
That price is near the entry point for Leisure Village, and the HOA is meaningfully lower than what you will see in some of the other villages. Per the listing, the dues cover all utilities except electricity, along with grounds maintenance, trash, water, sewer, cable, and full access to every amenity in the community.
Run that math before you dismiss the monthly figure. Water, trash, sewer, and cable bundled into one payment, plus zero yard maintenance and zero exterior upkeep, is a very different cost structure than owning a detached house outside the gates — and it is predictable, which matters more than people expect when they are on a fixed income.
What You Get Outside the Front Door
Leisure Village is a gated, guard-attended 55+ community built for people who intend to stay busy.
Inside the gates: a golf course, a pool and spa, a fitness center, tennis, paddle tennis, pickleball, and bocce ball. The recreation center holds the wood shop, the billiard room, game and meeting rooms, and the calendar of clubs that is genuinely the reason a lot of residents say they moved here. There is a fire pit, an outdoor cooking area, and barbecue and picnic space. RV parking is available.
Camarillo does the rest. Shopping, dining, and medical care within minutes, the 101 for anything further, and the Ventura County coast a short drive west.
